A Landlord’s Dream Tenants

All landlords want to find good tenants who will:
• Pay rent on time
• Keep the house tidy
• Stay for a long period of time
• Not cause any trouble
• Not damage the property
Therefore, a landlord will look for their ideal tenants who fit this bill. There will be certain types of tenants who seem more desirable than others. However, it is always in the landlord’s best interest to complete checks on the tenants before agreeing to rent the property to them.
Here is a summary of tenant types and how desirable they may be.
1. Young Professional Couple
A young couple who are both employed are dream tenants! They will have the funds to pay rent on time and may be a long way off thinking about having children and buying their own home. This means they could rent with you for a couple of years if not more.
2. Couple with Children
A working couple with children may not be dream tenants but they are good tenants. They will want to make the place as homely as possible for their children and want a stable, secure place to live so they should pay their rent on time and keep the house tidy.
3. Elderly Individual/Couple
The Elderly tend to be reliable tenants as they just want a nice place to live and don’t want to cause any trouble. They may also stay in the property long term.
4. Single Professional
An employed individual can be a reliable tenant however an employed couple is more desirable as they have two incomes coming in. A single person may also move out quicker than a couple.
5. Single Parent
A single working parent with children can be good tenants as they want a stable home for their children so will want to pay rent on time and not cause trouble. Although, they may struggle financially trying to pay bills and support their children. This could cause rent issues.
6. Two Professionals Sharing
These tenants can be more problematic. They may not stay renting for long, will have partners and friends staying over often and will not keep the house as tidy as other tenants.
7. Students
Letting out to students is very popular in student areas of the country. However, doing this can be very stressful. Students are young and living away from home for the first time. This means they may not pay rent on time and accidentally damage the house. Noise complaints could also occur more frequently. In addition, students typically only live in a property for one year so they are only short term renters.
8. DSS
Taking on DSS tenants can cause issues due to problems with the local authority and how/when they receive their housing benefit. This can affect when rent is paid.
Desirability of a tenant is however a personal choice and all landlords will have different experiences with many types of tenant.
