The Basics Ending a Tenancy

If you have an AST, which the vast majority of Tenancies are, there are only three lawful ways you can secure possession of your property.
 

1) The Tenant voluntarily leaves

2) Court order by Post Mandatory Guaranteed Possession

Known as Accelerated Possession procedure; basically, this means;

3) Court Order, Breach of Tenancy, must be proven at Court Hearing

The first step in this process is sending the Tenant letters that demonstrate your reasonable efforts to resolve the breach. Only after this action are you eligible to issue a Section 8 Notice. Such Notice must contain at least one of 17 permitted grounds for possession
