The Basics Ending a Tenancy

If you have an AST, which the vast majority of Tenancies are, there are only three lawful ways you can secure possession of your property.
1) The Tenant voluntarily leaves
2) Court order by Post Mandatory Guaranteed Possession
3) Court Order, Breach of Tenancy, must be proven at Court Hearing

Only after the Expiry of the Notice can you apply for a possession hearing apply if rent arrears apply
