The Agent may be appointed on Tenant find, rent collection or full service. Services they provide include

Terms of Engagement should be clear, what is the Agent being commissioned to provide? Let only. Managed or Rent Collection.
Production of AST– tenancy contract
Inventory – list of fixtures and fittings
Periodic inspection reports
Rental statements and payment less fees
Gas Safety Certificate (legal requirement)
Electrical Certificate (currently optional but recommended)
TDS – Tenancy Deposit Scheme notification
Energy Performance Certificate.
The Agent is responsible for the compliance with Tenancy Deposit Legislation. Where the Landlord requiries the Deposit the Agent should satisfy themselves the Landlord complies. [before releasing the money to the Landlord]
