NEW OCT 23 - How to rent Guide issued

3rd Oct 2023

The How to Rent guide has been updated with advice on how to access free legal aid services, advice and support, regardless of financial circumstances.  Download new guide here

Now IncludeS - new guidance for Tenants

NOW INCLUDES SECTION The government has announced that it plans to put an end to ‘no fault’ section 21 evictions by changing existing legislation. Landlords will still be able to issue you with a section 21 notice until new legislation comes into effect. If you receive a section 21 notice from your landlord, seek advice from Shelter or Citizens Advice. If you are eligible for legal aid, you can also contact Civil Legal Advice for free and confidential advice

Tolerable wastage - CAN IT CONTINUE?

At this moment in time, it is not uncommon for a landlord to accept poorly performing tenants for it works within their parameters. At this moment the Section 21 Notice is the Landlords best friend  but without it problematic tenants will become more empowered for to end a tenancy a landlord will have to go before a Judge and proof the tenants conduct warrants forfeiture and loss of their home - (whilst avoiding counter claims which will be funded by free legal aid- I don't owe  rent because my Landlord owes me compensation)

Other grounds for regaining possession when S21 abolished will include - Selling It, Move a family member in (but these grounds will be subject to prohibitions and if used incorrectly it will be unlawful eviction and expose you to compensation)

PIMS TIP USE IT OT LOSE IT

The RENTERS REFORM BILL revokes your mandatory right to claim possession of your property. This means problem Tenants will be afforded greater protection PIMS NEW GUIDE   court application for a Section 21 your mandatory right as is now before you lose it
