Latest research data highlights landlords letting ‘homes’ in Wales are suffering from a catastrophic rental arrears situation.
The latest research from an industry association shows just how serious the situation is in the Welsh PRS with rent arrears in the first six months of 2021 - 20 per cent higher than England.
The data and findings are based on a research consultancy’s extensive surveys with Welsh and English landlords in the first half of the year and claims that high numbers of Welsh landlords have suffered from rent arrears from 2020 with 42 per cent experiencing this in the last twelve months, whereas landlords letting out properties in England was significantly lower at 35 per cent.
However all is not doom and gloom as the association’s research also found that in Q2 2021 Welsh landlords were starting to feel more positive as levels of tenant demand was at its highest across the country; 52 per cent of respondents reported that they had seen this trend develop over the quarter.
A spokesperson for the industry association says: “It is troubling that rent arrears appear to be a more significant issue for households in Wales, despite the recent announcement of the Tenancy Hardship Grant.
“These figures illustrate that the scheme must be implemented as quickly and effectively as possible to prevent Wales’ rent debt crisis from worsening and threatening homes.
“We urge Wales’ private landlords to make their tenants aware of the grant and call on the Welsh Government to inform all stakeholders across the private rented sector of the fact this financial assistance measure is now available.”
