Gen Rant Demands Landlord To Give Tenants Two Months’ Rent Free At End Of Tenancy

5th Aug 2024

The ever present Generation Rent is now making a new demand for private landlords to give tenants a two month rent-free period towards the end of a tenancy to help them with moving to a new ‘home’.

And of course G.R. fully supports Labour’s Renters Bill featured in the King’s speech, however……..

The activists are calling for a longer ‘protected’ period before tenants can be evicted than the muted two years as well as eviction notice periods to be extended from two to four months.

In Generation Rent’s briefing notes calling for measures to be included in the new Bill, it says: “Unwanted moves are also very costly and stressful. Providing financial support to move, such as by waiving the final two months’ rent, would alleviate some of this burden.”
It also calls for these measures against agents and landlords, including:
  • Rent increases to be kept in line with lower wage growth or consumer price inflation;
  • Making it illegal for so-called ‘bidding wars’;
  • There should be no extra costs incurred by tenants who have pets with the guaranteed change in the Bill to allow pets in tenancies, as the activists claim  they could be ‘taken advantage’ of by agents’ and landlords’ charges for pet insurance.
Generation Rent also lists Rent Repayment Orders for tenants as a must do as it encourages them to report non-compliancy issues in their ‘residence’ even though this has already been activated by many councils.

It backs the ‘almost a given’ measures in the Bill of abolishing Section 21 eviction powers, porting across the Social Housing Decent Homes Standard, a new housing ombudsman for the PRS, the introduction of Awaab’s Law and making it illegal for landlords to turn down prospective tenants receiving benefits or who have children.
