Landlords believe that the upcoming changes to the stamp duty threshold in 2025 will likely encourage tenants to stay in their rental properties for longer periods, according to a buy-to-let lender’s recent survey.
The survey asked landlords for their opinions on the impact of the government's decision not to extend the temporary stamp duty threshold for buyers beyond the end of March next year.
Nearly half (49%) of the respondents indicated that they expect more tenants to remain in their current rentals or rent for extended durations and 35% of landlords suggested that this change might lead to an increase in demand for rental properties.
In an otherwise lacklustre Budget for landlords, the announcement of the threshold change has offered a glimmer of hope.
The most optimistic about the change are landlords with medium-sized portfolios. Among those who believe the change will boost demand, 30% own between four and ten properties, and 24% have 11+ properties; 41% of landlords who expect an increase in demand are based in London and the South East.
A spokesperson for the lender Rob Stanton, says: “The threshold change has given landlords cause for optimism in what is an uncertain time. But it is worth remembering that the market is incredibly resilient as it is.
“Demand for decent rental properties already continues to outstrip supply, with many tenants ready and willing to rent across the country.
“We are finding that, while some disaffected landlords are sitting on their hands, others are exploring investment opportunities across the country. We would not be surprised if the threshold change gives the market a further boost.”
