The tenant activists group Generation Rent argues that implementing rent controls in England is crucial to safeguarding tenants and ensuring that rogue landlords face penalties or banning orders.

The group believes it is “common sense” to introduce such measures.

In its proposal (copying Scotland's policies} Generation Rent is calling for rent caps in England to prevent landlords from increasing rent levels unchecked.

In its newly released mission statement, Generation Rent advocates for additional measures to prevent tenant evictions.

The group contends that the Renters' Rights Bill, currently making its way through Parliament, does not go far enough in protecting tenants' rights.

Generation Rent says. “Limiting rent rises is therefore common sense and already happens in Scotland and many similar countries abroad.

“It is therefore ‘disappointing’ that the Government didn’t bring forward the amendment to introduce rent caps within tenancies to limit how much landlords can hike up tenants’ rents.”

The temporary rent cap in Scotland which was introduced to help tenants manage the cost-of-living crisis comes to an end on 31 March. However, the Scottish Government is now considering a new rent cap for certain areas as part of the forthcoming Housing (Scotland) Bill which is set to take effect in 2027.

Regarding evictions, Generation Rent says: “Any long-term strategy should focus on the impact of evictions, lawful and illegal, and put measures in place to prevent evictions from forcing anyone into debt, poverty or homelessness.
