Price not the determining factor for flat tenants to change managing agents

A nationwide survey polled tenants who lived in privately rented flats, found out that the highest determining factor for them to ask their landlord to change their managing agent was, to achieve a higher level of service.

Requesting their landlord to gain better quality of services stood at 55% whilst to pay less only came in at 27%.

Overall the survey reported that those who took part were generally satisfied with their managing agent's performance, as 46% said that they took off some of the "burden" when moving in. 28% said that their agents were very hands on and happy to help.

38% did say that they would like to have seen their agents more often.

The tenants were asked to score items that were most important to them out of the managing agents' services and the Top 5 were:

66% felt that carrying out all of the repairs and keeping the overall standard of their block of flats to a good standard, came out on top.
 
65% came a close second with personal safety and security as their priority.
 
55% Representing the tenants to the landlords quickly and effectively on any related issues.

35% voted for the managing agents to be able to negotiate properly on their behalf with contractors. to get the best prices when carrying out repairs.

32% felt that arranging instant access to digital TV and/or broadband when a resident moves into a flat as their priority.

Outside of the Top 5, other services that were also important to residents was having regular meetings with the managing agent and residents, which came out at 28% followed by having a live-in person representing the managing agents for any issues that may occur- 25%.

Brendan Hegarty, Head of Communal TV at Sky commented:  “We decided to do this survey because we wanted to understand some of the pressures facing managing agents and to see what services were valued by residents."
