Two thirds of privately rented properties in the UK according to new research, are situated within a short distance of no more than one mile from an underground or train station.
Nowadays around 40% of young people living in cities or major towns are unlikely to have their own transport and if they are living away from their parent's home, a high percentage will be living in rented accommodation.
A national lettings agent says that for the younger working population, it is highly desirable to be within easy reach of a train station and will "snap up" those that reach this criteria.
The analysis shows that those rented properties within a mile of the station when becoming empty ,will take on average 39 days to become "occupied" , this is six days faster than those properties of more than a mile away.
However don't expect much higher rents as the uplift is minimal despite tenants preferring not to have to walk further than a mile to get to a station.
In the Capital, private rented properties in areas that are situated away from the transport network take the longest to let, as people owning cars are at their lowest in London. The lettings agent says that these "homes" will, because of longer dormant periods in between tenancies,lose the equivalent of £225 in rent.
Those properties that are situated next to railway stations are sometimes not the quickest to rent because of the associated noise and disturbances. However the delay is two days longer than those properties situated half a mile away from the station.
The lettings agent states that over the last twelve months 60% of new build homes are within a mile of an underground or train station.
