North West UK'S Top Area for BTL Investment

A property investment portal claims that the North West is now the best area in the UK for buy to let property investments. Its research has 'ranked' the best 172 buy to let locations using its own unique algorithm.

The results were based on high demand for rental 'homes' and reasonably priced properties throughout areas. Student populated areas were also taken into account within the data, and the research has now listed the top areas for BTL investors for strong rental yields and excellent capital appreciation.

Each of the BTL investment properties in England and Wales were scored from one to ten, those properties adjudged to be most likely to increase their value were rated with a 10.

The North West came out top with five of the best areas across England and Wales, as it had the highest number of properties that were awarded a score of 10.

Salford, Greater Manchester, came out top of the survey as they had the most rental 'homes' given the top score and were relatively cheap to acquire with their achievable rents being comparatively high.

Burnley was the runner up as 20% of its rental homes showed the best projected investment potential, whilst both Birkenhead and Bootle closely followed with 16%.

Blackpool the well known seaside town came fifth with 12% of its rental properties having a strong investment potential.

CEO of the property investment Henri Sant-Cassia, said: "It is true that the North West is showing the greatest number of properties with investment potential, but a ‘shrewd’ investor can find ‘diamonds’ almost anywhere in the UK."

He added: "The top location in Wales for example was Swansea in position 28 out of 172 and Portsmouth comes in 32nd place claiming top spot for the South of England. There are also 2 per cent of properties on the market in London – in 60th position on the list – that will see an increase in value and represent a solid investment."
