Clean Ovens will avoid disputes

18th Apr 2013

The majority of tenant deposits disputes revolve around the state of a property’s cleanliness when tenants vacate. This usually accounts for just over 50% of arguments between landlords and tenants over the return of partial or all of the deposit.

One can never truly account for one person’s idea of a standard of cleanliness to another’s and in some cases the state of the property can be put down to sheer laziness. In a few cases various tasks may not have been carried out due to forgetfulness or simply just missing it.

However one of the most important and at times emotive issues is the cleanliness of the oven and for it not be left in a fit condition for new users is surely down to laziness as it used, by the majority of tenants, every single day of their occupancy.
Hobs and cooker tops should all be left in a condition that is grease and food free. The onerous part of cleaning any oven are the insides, after all who wants to cook in one that has the previous tenants grease from internal cooking and traces of past meals ?

Of course landlords who leave an oven in a bad condition don’t really have a leg to stand on if the new tenants take a picture of it on their arrival. For the majority of landlords who keep a high standard of cleanliness for incoming tenants and who may actually get their ovens professionally cleaned, then to properly protect themselves the following is recommended. At the onset of new tenants taking the keys then stipulate that part of the agreement on returning the deposit at the end of their tenure, that  they should  return the property and  its contents to a standard that is domestically clean.
