Landlords Call Out Shelter’s Deliberate ‘Misleading’ S21 Notice Evictions Claims

An industry body has just made public an ‘open letter’ countering Shelter’s misleading claims of its research which was published last week claiming that all PRS landlords are scurrying around instigating S21 eviction notices against tenants  ‘without reason’.

The activist group stated that “every seven minutes a private renter is served a no-fault eviction notice despite government promise to scrap them three years ago”.
 
However the industry body’s senior figure has just made public letter it sent to Shelter saying its campaign was a “disappointingly one-sided picture, which has the potential to create needless anxiety for tenants that their landlord is about to evict them for no reason”.
 
“There are, as we know, a small number of irresponsible landlords who have no place in the market and bring the wider sector into disrepute. Your press release, however, gives the misleading impression that most landlords fall into this category which is far from the case.”
 
He also accuses Shelter of manipulating government and industry stats data to embellish its ever aggressive campaign to have ‘no fault’ Section 21 notice evictions scrapped.
 
He says the charity failed to mention that the 75,000 Section 21 notices issued every year is no more than 0.7% of all tenancies and the long-term trend in evictions is falling. Landlords in the main are only using Section 21 notices because the Section 8 process is deemed and proven not to be fit for purpose.
 
He also said that the industry body is not against Section 21 being scrapped but warns: “However, as our proposals for a new system make clear, Section 21 cannot simply be scrapped without the associated reforms needed to ensure that a new system is fair and workable for both tenants and landlords.”
 
Richard Merrick, says:” It is blatantly obvious along with its cohort groups have one sole intention of destroying the PRS sector without ever taking on board the woefully low social housing stock shortage, and will use every trick in the book to mislead politicians and the general public”
 
Richard adds; “ Apparently Shelter raised £48.2 million during 2020 – 21, hopefully they have kept a few million to buy or build homes for ex-tenants being left out in the cold by its sustained short sighted actions, which will only further exacerbate the nation’s housing crisis.”
