Landlords’ Surge in Rent Increases

A trade body reported that in June 29% of BTL landlords increased their rents whereas in May it was far lower at 14%.

However this year’s June’s figure is much lower than 2019’s corresponding month when it was reported there was a 60% increase in landlords who had raised their rent.

Renter demand also increased as member’s branches reported an average of 79 new tenants on their books in June, which was the highest recorded since this stat started to be counted in 2015; there were 70 in May.

Alongside demand supply also grew with each letting branch reporting an average of 200 rental properties on their books, which was another record breaker for this year’s June.

The highest properties per branch came from Yorkshire & Humberside at 264, whereas Wales was the lowest with an average of 104 pre branch.

It was also highlighted that the average void period in June of four weeks had dropped from May’s five weeks.

A spokesperson for the trade body, said: “The record-breaking supply of rental stock and demand from tenants for this time of year paints an optimistic picture for the summer months, indicating that the market will be more active than the usual seasonal lull.

“As the market continues to recover from the pandemic, it’s essential that everyone continues to keep up with their rent in order to sustain the market and help boost the economy during these uncertain times.”
