Landlords Need To Address Health and Safety Regulations Professionally

Ashley Clements of a West London lettings agency, urges landlords to become more professional in their outlook to health and safety regulations and to keep up to speed with all of the new legislation swamping the sector. He told an online business news magazine in a recent interview that more landlords are opting for agents to manage their properties in light of the increasing legislation and demand in the sector.

He stated: "The private rental sector has grown at lightning speed in recent years. In the affluent West London neighbourhoods of Hammersmith, Chiswick and Shepherds Bush, many owners have seen their properties grow exponentially in value. With significant equity in their properties, they decide to retain and let them when they move on. Our challenge within the letting agency is to help professionalise these landlords by providing them with accurate and up-to-date advice on ever-changing legislation."

There are many landlords that are failing to keep up with or follow many initiatives such as the CMP scheme (Client Money protection) that was introduced to help landlords in the private rented sector. Unfortunately failing to do so along with other services will make it harder to find good tenants who expect higher standards.

Clements is forthright in his view that if landlords wish to keep good tenants who always pay their rent on time and look after the property as if their own, then they must become more professional in their handling of crucial issues and improve their service.
