The TV show Nightmare Tenants Slum Landlords latest episode returned to the screen after a brief break which featured eviction specialists, agents and lawyers advising and helping landlords to get paid their rental arrears and in many cases retrieve their properties, whilst also campaigning against ‘rogue’ landlords appalling behaviour and lack of support for vulnerable tenants.
The latest episode featured an eviction expert firm which helped a landlord to issue a notice on a dishonest rent agent to be paid back £24,000 in rental arrears.
The distraught landlord Gulam Sumar, allowed RHP services to take charge of his two six-bedroomed HMO properties as the agency claimed to be a guaranteed rent provider in Walthamstow in 2017. The landlord was persuaded to enter into a three year contract in return for a monthly rent payment, however after only two months the firm, without any notice, stopped paying the monthly rent and of course rental arrears quickly increased.
Mr Sumar says: “A two-year break clause was written in the contract so after months of problems with the agent and thousands of pounds of missing rent I tried to serve notice, but even that was extremely difficult as they wouldn’t answer my calls or emails. They wouldn’t even give me access to inspect the properties, something that should have been done every three months. I could see both properties were very run down, but I could never get in.”
With the eviction expert firm’s assistance Sumar was able to personally serve a notice in the agent’s offices for damage to the property and rental arrears to be paid.
The firm’s spokesperson says: “We have received numerous complaints against RHP Services, now operating as RHP Lettings, from landlords in similar situations to Mr Sumar and all prove how guaranteed rent (or rent-to-rent) can go disastrously wrong. In this particular case, we wanted to finally confront the agent at their office to apply pressure, and this can be seen on tomorrow’s show. Thankfully, with a tenacious landlord and our expertise we managed to collect the full amount of rent back, totalling some £24,000.
"Guaranteed rent can work when using the right company, but so often we see these rogue agents abusing the system and the consequences can have a severe impact on the lives of these landlords.”
