A team consisting of housing experts, property surveyors, estate agents, interior decorators, and an online services marketplace carried out research into which are the best home renovations that will yield the highest increase in a property's value.

These include anything from a loft conversion to updating kitchens, the team's suggestions for home improvements will increase a property's value by many thousands of pounds.
The research shows that homeowners could increase the value of a property by up to £130,900 after spending £70,200 on many types of home improvements.
By and far the best home improvement is when adding an en suite bathroom which could cost in the region of £2,000, and will increase the value of the 'home' by £5,000.
Some of the other best yielding home improvements include:
Loft conversion - costs £20,000, adds £43,000 to a home on average
Garage - costs £13,000, adds £25,000 to a home on average
Modern fitted kitchen - costs £5,000, adds £10,000 to a home on average
Open fireplace - costs £1,500, adds £3,000 to a home on average
Kai Feller of one of the companies that took part in the survey said: “Selling a house can be a complicated process, especially when it comes to trying to please potential buyers. However, there are several steps homeowners can take to add as much value to a property as possible.
“We’ve been monitoring the demand of our home improvement service providers and decided to do some research into the effect these services have on house prices. Some of these changes are small, such as adding an ensuite or a fitted wardrobe, but research has shown that they really do make a huge difference to potential buyers.”
