An inventory company uploaded a list of what it deems to be the Top 6 UK postcodes where BTL investors have been rewarded with the highest yields, with some areas’ investment levels are below £100,000.
The company says the UK average rental yield is currently 4.3%, calculated on an average house price of £333,030 with the average monthly rental cost of £1,206.
Whereas in some postcode areas they offer much higher yields and here are the Top 6:
- BD1 in Bradford where the average house price is £63,988 and the average monthly rent is £697 providing an average rental yield of 13.1%
- Leeds’s LS3 is the runner up with an average rental yield of 12%, however the average initial investment is so much higher at £184,178.
- Third is Sunderland’s SR1 where the average house price is £66,769 and an average monthly rent of £611 pcm giving a yield of 11%.
- Aberdeen’s AB24’s average house price stands at £92,708 with an average monthly rent of £710 which gives a 9.2% yield.
- Middlesbrough TS3 postcode’s average house price is £90,528 and with an average monthly rent of £648 pcm gives a yield of 8.6%.
- Kingston-upon-Hull’s HU2 postcode average house price is £90,853 with an average rent of £632 giving an average yield of 8.3%.
A spokesperson for the firm says: “Buy-to-let landlords don’t need to invest huge amounts of money to benefit from a strong rate of return and in some areas, you can invest in three properties for the price of the average UK home and build an instant portfolio with very strong yields.”
