Airports Buy-To-Let Homes at a Premium

An online estate agent claims that buy-to-let property investors should be aware that in the majority of cases homes near airports are more expensive, this is in spite of air pollution and the constant noise.

The agency carried out research and found that those homes who shared the same postcode as Manchester airport cost 73% more than the same types of property just outside the area.

Those properties that are nearby to Birmingham International Airport enjoy prices 43% higher than those outside the same postcode; homes near East Midlands Airport can cost 25% more.

However it is a different story for the homes near Gatwick, Heathrow and Stanstead as on average there is very little difference if any between those properties outside the postcodes.

Airports generally boost the locality with employment and the communication network is excellent which makes the postcode sought after.

Leeds Airport's house price premiums are 18%, the other cities airports' residences sharing the same postcode higher prices are - Bristol's by 13% , 8% for Edinburgh's, Luton's by 7% , Newcastle's 5% and just 2% for Liverpool's.

Founder of the online estate agency, Rupert Cattell, said: ‘Homeowners have always considered areas near airports a disadvantage because of noise and traffic, however, this research conclusively demonstrates house prices near airports are undoubtedly soaring. Airports are almost always excellently linked to city centres and business hubs by train and road networks, giving residents who live in the area a great advantage when it comes to travelling and commuting. Anybody planning to grow their investment should not dismiss areas near airports – this could be a gateway to significant capital growth.’
