Tracing Tenants

Tenants often leave owing Landlords money for rent and/or damage. These people are easily traced using our tracing service; we check some 230 million records including; banking, mobile phone, utility bills, financial records, Sky and many other supplier databases.

We check for any accounts that have been redirected from your address or accounts opened at the new address or transferred in that person's name with the same or similar Date of Birth. Within 48 hours, you could have your trace report showing their new address. With this you are then able to continue with recovery of your losses.
What do I do once I have their address
If you are in receipt of a money order, such as you evicted the Tenant using a
Section 8 Standard Procedure and they left without paying as per the money order then use the address to enforce recovery of the money.
If you are NOT in receipt of a money order, you need this address to initiate a money claim. Once awarded a money order, you are entitled to enforce recovery (as above).
Under the Statute of Limitations Act, you have 6 years to sue for money that you are owed.
Therefore even if your tenant is penniless for the moment, it does not mean to say that they will not have money within that time! You can trace a tenant at any time (up to 6 years to bring legal action from date of debt) but we recommend no less than 6 weeks after they have left your premises. This allows time for them to feel comfortable and they sign up for or/and redirect their accounts.
How does the tracing service work?

Provide us with the property address they were renting from you. Full name including middle names, Date of Birth or approximate age.
- We search the vast records that we are licensed to access and check for any accounts that have been redirected or opened in the person's name. If they open any new accounts at their new address or transfer, any accounts from your address for banking, utilities, mobiles or other suppliers they will be traced.

Within 48 hours, you receive a report showing where they moved.

Most people are traced within a 40 mile radius.
Once you have their new address you could then do a drive by (checking for their car REG)or ask neighbour at the new address if XYZ resides there. You could show the neighbour photo ID for often Tenants use false names (but very hard to use false names with Bank, finance data which is what we use to trace them).
TIP At the Tenancy Application process it is good practice to have photo ID of Tenant (copy of passport, driving licence etc. Many Landlords are too trusting and accept on face value the tenant is Bob Smith because he says so. If you do not have a photo check facebook, social media sites etc for a picture).
The lesson to be learnt is always ask for a Guarantor (ideally a home owner) for these are easier to obtain recompense from ; seeRent Arrears & Guarantors)
You can also use Social Networking Sites to try to locate a tenant;
We have known landlords create false profiles so the tenant will add them as a friend. In many respects this could be a waste of your time. A Trace report can be deemed as proof of address for service of documents
