Report Repairs Process - IMPORTANT DOCUMENT *
As a standard practice you should have standard repair reporting clauses (like PIMS in your Tenancy agreement) but very good practice is to define them more precisely. Sadly issuing this document is a pre emptive defensive move to protect the landlord or agent. For often a tenant shall bring counters claim to confuse rent arrears eviction for they know they could be entitled to compensation and the counter claim will defer a hearing and entitle the tenants to live rent free longer - cynical but PIMS have been dealing with these cases for years. The old days of no fault S21 evictions are gone. So if rent arrears eviction your reporting processes need to be sharper. The documents aims to enhance your defence in that the tenancy has not been conducted in a tenant like manner and the tenant failed allow you the opportunity to remedy. Document also exaplins at the end how it protects you
