21 4a|A section 21 Notice that is served when the tenancy has passed the fixed term of the tenancy| Abandonment|Where an occupier leaves a property without giving prior notice, affirming their intent to leave. The term has no specific legal meaning. ATED which was originally the Annual Residential Property Tax, is a yearly charge on UK residential property.| Attachment Of Earnings|An attachment of earnings order is a method by which money will be stopped from a defendant's wages to pay a debt and as such will only help if the defendant is in paid employment.| Attachment Of Earnings Order|An order that instructs an employer to deduct a regular amount, fixed by the court, from a debtor's earnings and to pay that money into court. The court pays the money to the person or people to whom it is owed| Auction|A process whereby something is bought at a price that arises from a process of bidding| avoid expensive mistakes|Check the Court Application form before completing your Section 21 Notice. The court may decide to reduce the costs to be paid by the losing side if it feels that the winner has behaved unreasonably. A claimant can apply for a default judgment if the amount claimed is specified or for a judgment on liability if the amount claimed is unspecified.| Defective Premises|Section 4 of the Defective Premises Act 1972 places a duty of care on the landlord in relation to any person who might be affected by a defect | Defence Of Tender Before Claim|A defence that, before the claimant started proceedings, the defendant unconditionally offered to the claimant the amount due or, if no specified amount is claimed, an amount sufficient to satisfy the claim.| Defence Or Defending A Claim|When the defendant disputes the claim made by the claimant| Demised Premises|Premises are the subject of a lease| Demoted Tenancy|A demoted tenancy is a form of tenancy typically granted by Councils, Housing Associations, ALMOs and is NOT applicable to private Landlords.
