Sunny weather is great, but it can throw up unexpected property issues. Here’s how landlords can keep their properties cool, clean, and in good nick during the summer months.

1. Service the boiler & appliances

Summer is the perfect time to get boilers, ovens and other appliances serviced before winter demand spikes. It’s also much easier to book an engineer now.

2. Check ventilation & humidity

Hot, humid days can lead to condensation and mould. Make sure extractor fans work, windows open properly, and tenants know how to ventilate rooms. Mould prevention tips.

3. Pest-proof your property

Summer brings creepy crawlies. Check for gaps where pests could enter and advise tenants on proper waste disposal to avoid attracting flies, wasps, and rodents.

4. Spruce up outdoor spaces

If your property has a garden or communal areas, a little TLC goes a long way. Clear overgrown hedges, mow the lawn, and make sure outdoor furniture is safe to use.

5. Encourage proactive tenant care

Remind tenants to report issues quickly, water plants if relevant, and close windows when out to avoid break-ins during holiday season.

A few proactive checks now will help prevent costly callouts later.
