Summer Lettings - How to Prepare Your Property for Student Tenants

Summer is the key turnover period for student rentals, with new tenants often moving in between July and September. Here’s how to get your property student-ready and avoid last-minute panics.

1. Refresh your compliance checks

Start with the essentials. Ensure your Gas Safety Certificate is up to date, your Electrical Installation Condition Report (EICR) is valid, and smoke/CO alarms are installed and working. These are legal must-haves (Gas Safety Regulations, EICR rules).

2. Deep clean & refresh

Students can be picky, so a sparkling clean property helps make a great first impression. Steam-clean carpets, wipe down skirting boards, and consider a quick lick of paint where needed. Pay particular attention to kitchens and bathrooms.

3. Replace tired furniture and appliances

Are the mattresses lumpy? Is the kettle on its last legs? Summer is the perfect time to replace well-worn essentials. Remember, items must comply with fire safety regulations.

4. Update your inventory

A detailed, dated inventory with photos will protect you from disputes later. Share a copy with tenants when they move in, and make sure they sign it off.

5. Market early, market smart

If you’re still looking for tenants, don’t delay. Students start house-hunting early in the summer term. List your property on student-focused letting platforms and include clear photos and a virtual tour if possible.

A little preparation now will save you stress later—and help you start the new tenancy on a positive note.
