Rent arrears final demand before court application

Often it is worth sending the tenant a sterner letter informing them we shall before progressing to legal proceedings. Ideally, a section 8 or 21 must have previously been served. If no progress within 7 days apply to the courts. Includes "If a County Court Judgment is entered against you for rent, this could affect your credit rating and ability to secure future accommodation. This can be avoided, and no further action will be taken against you, if full payment is made immediately. "
