Why Serve a Section 21 Notice?

A Section 21 Notice can be served at the beginning, middle or end of the Tenancy.

The reason why it is so important a section 21 Notice is served is that where the Landlord issues an Assured Shorthold Tenancy Agreement AST the Landlord has a mandatory right to recover possession of their property after the end date specified in the Tenancy. The Landlord only qualifies to use this process after a Section 21 Notice has been issued and expired.
 
If you have a perfect tenant, they look after the property, pay you on time and leave when promised then the Section 21 will never need to be relied upon. However not all tenants are perfect and no Landlord ever thinks
