Inspections & Access

The objective of the inspection is NOT only to confirm the tenant is looking after your property but to ensure you are complying with your Landlord Repair Obligations such as Section 11 Landlord and Tenant Act 1985 so you avoid expensive claims for compensation .
 
An inspection should be no more than every 3 months in frequency and for an Agent no less than every 6 months.
 
Ideally the request for an inspection should be in writing your tenancy agreement should provide for you to carry out such inspections on giving 24 or 48 hours notice in writing. See Periodic Inspection Letter
