Witness proof of service of Notice

When a Landlord makes an application for a possession order, the Judge has to ensure that Civil Procedure rules have been followed.

What this means is the Tenant or their representative says I never received the Notice [be it Section 8 or 21 Notice] the Judge will ask the Landlord if they can prove they served the Notice. It is then hear say Landlord says I did put it through your letter box Tenant says I never received or you didn’t [The Tenant will win - case dismissed; this is how ridiculous Landlord -Tenant Law is]
