Dealing with Breaches/complaints The landlord has an obligation to deal with a breach in an impartial manner. Firstly they must be seen to inform the tenant of the breach and allow them reasonable time to remedy the situation. Only once the tenant has failed to remedy the breach is the landlord eligible to pursue legal proceedings.
