Can I change the locks?
When Tenants simply 'up sticks' and disappear. The dilemma is should you change the locks? The answer is if you have reasonable belief, because of the Tenant's actions, that they have abandoned the property then go ahead and change the locks. But in doing so, be aware if the Tenants demand access you are unable to deny them, for it is this action that could be deemed as unlawful eviction.
To cover your back there is an argument you should continue lawfully evicting the Tenant, by following the correct procedure to end a tenancy by obtaining a court order. Issue a
Section 21 or a
Section 8 for 2 months rent arrears.
