The completion of this form should be taken very seriously for it is your opportunity to gather as much information as possible about the person you are renting your property to.
The application should be retained, as you never know when the information contained could assist you. The
Tenancy Application Form also provides you with the appropriate permissions for you to complete your
references
The form includes information that may be used for, referencing, tenant verification, tracing and next of kin. When the tenant signs the application form, they are giving their permission for you to contact any person that is listed in the application such as guarantors, employers etc and permission to do a credit check.

When a holding fee is taken which is not a Tenancy Deposit, you must list all of the charges clearly in a separate document [inventory, referencing, optional administration fee, etc].
Following OFT Guidelines and Distance Selling Act a period of time must be allowed which is best to detail the exact conditions under which the tenancy will not be accepted and such holding deposit/admin fee returned. The admin fee specified on the holding form is non-refundable and deposit legislation is not applicable. Once the tenancy commences such Holding Deposit becomes a deposit and as such must be protected.
Admin Fee can be specified at commencement of the tenancy agreement An admin fee covers costs for minor damages and to maximise your returns why not think about charging an administration charge? This is a charge for starting the tenancy, after all it is common practice for Agencies and it is legal so then why not you?
